Do you really want to pay me to agree with you?

Dear Seller,

Do you really want to pay me to agree with you?

Wouldn't you prefer to actually sell your home?

I know you have a price in your head of what you think your home is worth.

Maybe you came up with it because you figured that you should get at least X% return after you've owned the home for a period of time... maybe you came up with it based on the replacement value your insurance policy says... or the price your home was appraised for... or the price the neighbor's or your friend's home sold for.

I hate to break the news to you, your home isn't necessarily worth any of those numbers.

Your home is pretty much worth what similar homes, of a similar size, in a similar location, in a similar condition sold for in the last few months and what homes in your price range a buyer could choose from instead of your home.

I am a professional, I do the analysis. I find those homes and I compare them to yours. I am not in love with your home, I don't have fond memories of it, I look at the cold, hard facts to come up with a price your home will likely sell for in a reasonable amount of time.

If the price you had in your head is too high and all I do is agree with you then here is what is going to happen...


I will spend my time and money working hard to market your home but no one will come because the home is overpriced.

You will sit around wondering why your home has not sold and when you can get on with your life.

And eventually one of two things will happen.

Either you will agree to drop the price to what the market is really willing to pay


You will fire me and find another agent who will agree with you and the process starts again.

It's your choice, you can expect me to agree with you


you can sell your home.

Love it - you say it like it is.  Too bad not all real estate agents work that way.  Life would be so much easier and we wouldn't have upset sellers.

I always let my cleints know that I will be educating them on the market.  They may not like what they hear, but it is the truth.  So, do you really need to sell your home or do you just want to?

Succinct, tactful, and to the point.  Thanks for summarizing what we try to say to our clients at our listing presentations.  I won't take a listing where they won't listen to logic, and plain, market facts.  I appreciate your blog.

Christa, unfortunately the Seller doesn't have to pay you until it settles.  I wish Sellers would have a bigger stake in what we do out of our own funds and time up front.  They don't have to gamble much if they do not have the proper motivation level.  You can't be any more direct with your well thought out letter, with using any 4 letter words.  Great post!

Don, you are right, the title isn't 100% accurate because they really aren't paying anything to us if they choose to price the house too high, we are the ones that really pay for taking that listing.
